A request to demolish an existing commercial structure and construct an eight-story mixed-use building (107 multi-family residential units with retail and parking on the first floor) within the General Commercial Zone (C-2 SPD) and Central City Special Planning District. This request requires Commission-Level Site Plan and Design Review for construction of a new building exceeding 65' in height.

I've looked at the plans, and I see a few spaces for car parking, however, I do not see a dedicated, secured bicycle cage for residents.

In order for these types of developments to work in the long term, there needs to be safe, well-lit, and secure areas for residents to leave their bicycles without having to lug them up to their apartment. I would like to see an area like this incorporated into the plans.

Also, there needs to be bicycle parking (ideally a space for e-cargo bicycles, JUMP, and personally owned bicycles) on the street for guests of residents as well as for visitors and workers to the planned retail space.

Lastly, I also do not see a dedicated space for freight parking, either for the business or for parcel delivery for residents. With the rise of online shopping, I can imagine a FedEx, UPS, and USPS truck parked outside daily, oftentimes multiple times a day. I can forsee a lot of double parking of these trucks that will impede bicycle, scooter, and car traffic on either K or 17th, both of which are narrow streets.

I would encourage a "delivery truck only" parking spot, ideally as close to the retail space as possible (to shorten the trip time deliveries need to happen to the business from the truck) that is prohibited to vehicles from before 10am until after 6pm.
