The Kavanagh House project is located at 2522 Capitol Avenue and within the Capitol Mansions Historic District.  This proposal requests to build a new single-unit dwelling on a property with an existing four-plex building fronting Capitol Avenue.  The new house would be set back to the rear of the lot and have garage access from the adjacent alley.  The project requires Site Plan and Design Review.

The request requires a Major Modification to a previously approved Conditional Use Permit for exceeding the maximum 100 dwelling units per net acre requirement in the R Street Corridor Special Planning District.

with 3 dwelling units above garage for a property containing five (5) existing residential units on
an approximately 0.15-acre site in the General Commercial (C-2) zone within the 20th & N
Street Historic District. There is a concurrent Administrative Parking Permit with the proposal
(IR16-283) to allow the use of one on-street parking space to apply towards parking
requirement.

Project Description  (from the City)
A request to demolish two single-story commercial buildings and construct an 11-story mixed-use building with 173 units and approximately 7,000 square feet of ground floor retail space on .29 acres in the General Commercial (C-2-NC) zone. The project requires Site Plan and Design Review with deviations for height and open space requirements. The project is also required to provide a significant community benefit to exceed the allowable Floor Area Ratio for the site. An administrative parking review is also requested to waive a portion of the required vehicle parking.

Project Description
​A request to subdivide a 0.15 acre parcel into (3) separate parcels. One parcel with an existing 2,880 square foot home to be renovated, and the other two parcels to have a new 2,086 square foot multi-family structure with a common wall. This request includes deviations for creating (2) new lots of less than 2,000 square feet, (2) new buildings less than 20 feet wide, and a rear setback of less than 15 feet in the Multi-Unit Dwelling (R-3A) zone. The project is located in the Capitol Mansions Historic District.

This request requires a Planning and Design Commission level Tentative Map for condominium purposes (including 3 commercial airspace lots and 1 airspace lot for residential), a Conditional Use Permit to exceed the maximum density in the R Street Corridor SPD, and Site Plan and Design Review with deviations to reduce setbacks and exceed the maximum allowed height.
