​A request to demolish an existing detached garage and to construct new detached structure
with 3 dwelling units above garage for a property containing five (5) existing residential units on
an approximately 0.15-acre site in the General Commercial (C-2) zone within the 20th & N
Street Historic District. There is a concurrent Administrative Parking Permit with the proposal
(IR16-283) to allow the use of one on-street parking space to apply towards parking
requirement.

This makes sense as 3 nice one bedroom units. Curious to know what immediate neighbors think. I like that the south facing windows have some shading, and places to step outside, also keep an eye on the alley. The deep garages do allow for tandem parking, so if cars are small enough, can get quite a few cars off the street. Not sure how to work this out with the existing 5 units, but since all the garages are open to the common courtyard, seems workable.

Thank you for your comments, Matthew. The plan is indeed to offer tandem parking arrangements for the existing 5 units in addition to the new units. The garages are, by design, deep enough for two full size cars. There will also be 9 storage closets with bike storage - one storage closet for each of the existing and new apartments, and the tandem parking will be available to tenants in the existing units as well as the new units.

We have communicated with several of the immediate neighbors (I don't have contact for the neighbor facing 20th street on the alley, but I've contacted all the others), and they have all been encouraging.
